What if your next real estate investment could do more than simply produce income?
What if it could also become part of a strategy designed to reduce your tax burden, build long-term wealth, and preserve more of what you've earned?
Join us for a special online presentation featuring Josh Gilmore, Senior Vice President of SDIRA Wealth, as he breaks down a real estate and tax strategy that many investors may not fully understand—or even know is available to them.### MORE THAN JUST BUYING REAL ESTATE
This strategy brings together brand-new real estate, short-term rentals, cost segregation, depreciation, and strategic tax planning into one comprehensive approach.
And one of the biggest differences?
You don't have to find an old property and spend months renovating it.
The model focuses on brand-new homes, making it especially attractive to investors who want real estate exposure without the headaches of remodeling, construction surprises, or managing a major renovation.
For those who want additional assistance, the strategy can also provide a white-glove, one-stop-shop experience, helping simplify many of the moving pieces involved.### THE POWER OF DEPRECIATION
Josh will explain how cost segregation and accelerated depreciation can potentially create significant tax deductions and how certain qualifying short-term rental owners may be able to use those deductions against other income.
You'll also learn how traditional real estate depreciation works, why cost segregation can accelerate deductions, and why planning before December 31 can matter when evaluating year-end tax strategies.### BUILD WEALTH BEYOND THE TAX SAVINGS
The opportunity isn't only about taxes.
Josh will discuss the concept of becoming strategically diversified in real assets and how investors can think beyond today's tax deduction toward building and preserving wealth for the future.
If you're a real estate investor, business owner, or W-2 earner looking for smarter ways to put your money to work, this is a presentation you'll want to see.
Come learn the strategy. Ask questions. Understand the numbers. Then decide whether it makes sense for you.## PAY LESS TAXES. CREATE WEALTH. PRESERVE WEALTH.
